Exterior Painting in Burke, VA

The rest of the envelope comes in three flavors and each wants different prep.

• Cedar and board-and-batten. Usually on gable ends and chases, the most exposed spots on the house, so it goes first. Cedar bleeds tannin through a light color, so bare boards want a stain-blocking primer, not a second finish coat.
• Aluminum from the original build. Decades of sun leave a chalk layer on the panel. It has to be washed off, checked by hand, and followed with a bonding primer suited to chalky metal.
• Wood garage doors and window frames. The rot concentrates in the bottom rails, the jamb feet and the sill. A wood garage door that has gone soft at the bottom rail is a carpentry decision, not a paint decision.

Burke Centre is run by the Burke Centre Conservancy rather than an ordinary homeowners association, and its Architectural Review Board reviews written applications for exterior architectural changes against the Conservancy's Architectural Standards. The Board meets roughly twice a month. That is a calendar, and it is the first thing we talk about.

What we supply is what the Board can actually judge: product data, exact color codes, and draw-downs brushed onto a piece of your real siding rather than a paper chip. Then we hold the slot until the answer comes.

Every Burke exterior has a wall that got skipped last time, and on the colonials and split levels here it is the sided chimney chase or the tall gable above a two-story rear elevation.

These are not ladder walls. On a cluster lot the ground behind the house often falls away toward the common land, so the base of that chase sits well below the level of the front yard. A ladder on that slope is how somebody gets hurt.

We stage it and plan the access before the first day, including where the truck sits when the only approach is a shared parking bay. Expect the chase to need more scraping and more replacement trim than the rest of the house, and expect the cap trim to be gone.

Burke sits in tree cover, with Conservancy trails through it and Burke Lake Park and Lake Accotink either side. The canopy is why people move here and it is hard on an exterior.

A shaded north or east elevation never dries fully, so algae and mildew colonize the film. Painting over live growth hands it a fresh surface and it is back within two summers. What works is a mildewcidal wash, dry time measured on the substrate rather than the surface, and mildew resistance built into the topcoat.

The other half is mechanical. Shrubs pressed against siding and limbs dragging the gutters hold a wall permanently wet, and no coating survives that. We point out what needs cutting back before we quote.

Burke is not only Burke Centre. Lake Braddock has 1970s and 80s colonials and split levels by the secondary school on Burke Lake Road, Signal Hill sits near Burke Road and Old Keene Mill, and Longwood Knolls, Dunleigh, Cherry Run, Fox Lair and Edgewater fill in around them.

Most of those have light rules or none, so you can choose a color without a meeting. What does not change is the era of the siding and the tree cover, so the repair work and the wash sequence are the same.

One color note specific to this housing: the gable ends and chases are the biggest uninterrupted planes on the house, and a color reads much heavier there than on a sample board. We brush out on the actual gable, not on the garage wall where it is convenient.

We cannot price this house off a photograph. The difference between a wash and two coats and a house needing eleven panels and forty feet of trim replaced is most of the estimate, and it is only visible with a thumb and a scraper.
