Deck Refinishing in Tysons, VA

Tysons is mostly towers and townhouse rows, so the first thing we work out is whether the surface you want refinished is actually yours to hire someone for. On a balcony it usually is not.

Balcony or deck, and who owns it

Almost nobody in Tysons proper lives in a detached house with a yard deck. The stock is towers, mid-rises and townhouse rows across 22102 and 22182 with a strip of 22043 on the Pimmit side. The Rotonda off Greensboro Drive alone is five eleven-story buildings and 1,168 units. One Park Crest, the Verse at the Boro, Arbor Row, the Bexley: all of it is stacked.

So the honest answer to most calls here is that the surface is not yours. In nearly every Tysons tower the balcony slab, the railings and the ceiling above you are common or limited common elements, which means the association decides when they are done, what goes on them and who does the work. We do balcony work in these buildings regularly. It usually runs through the management company, with the association as the client, not the resident.

If you want your balcony floor addressed, start with your management office and we will talk to them directly. What we will not do is take a deposit from a resident for work on a surface the association controls.

Balcony surfaces are not wood, and that matters

People say deck and mean the balcony floor. In these buildings that floor is almost always a concrete slab, sometimes with a traffic coating or a tile system over it, occasionally with composite tiles the resident laid down themselves.

None of that is deck refinishing. Concrete balcony decks take a traffic-grade coating system, not a wood stain, and on an occupied high floor the constraint is odor and containment rather than drying weather. Anything solvent-heavy will be smelled up the stack and along the corridor, so waterborne systems and proper ventilation planning are the only sensible route.

Where residents have laid composite or wood tiles over the slab, what matters is what is under them. Those tiles hold water against the concrete and the drain line, and we have lifted plenty to find standing damp and a blocked scupper. That is a conversation with the building, not a staining job.

The townhouse decks, which are the real wood work here

The actual deck refinishing in Tysons happens on the brick townhouse rows near the Greensboro station, on the Old Courthouse side towards Vienna, and out along Route 7 towards Pimmit Hills. Those decks are yours.

They are mostly pressure-treated pine, twenty to forty years old, and they are small. A typical one is a rear platform the width of the unit with a short stair down to a tight yard. That has practical effects:

  • There is no room to stage. Materials get carried through the house or in from the alley, and the crew works in a footprint the size of a bedroom.
  • Fence panels and privacy screens sit right at the deck edge on both sides, so masking matters more than it would on an open lot.
  • Neighbors are within a few feet on either side. We plan wash runoff and overspray around that rather than dealing with it afterwards.
Tight lots, party walls and permanent shade

A townhouse deck between two units with a six foot fence on both sides gets a couple of hours of direct sun and no air movement. It stays damp long after the rain stops, and damp is what softens the top layer of wood fiber.

So the deck fails from the surface rather than from ultraviolet damage. The boards go green with algae, then black with mildew, and the top eighth of an inch goes punky. Press a thumbnail into a board near the downspout. If it dents easily, that surface is gone and stain will not bring it back.

On decks like these we wash at low pressure with a percarbonate cleaner and enough dwell time to do the work chemically. High pressure on softened fiber does not clean the board, it erodes it, and in a space this small there is nowhere for the blown-off dirt to go except onto your neighbor's siding.

Product choice follows the shade. A solid stain on a permanently damp horizontal surface peels, so we push these towards a penetrating semi-transparent stain or an oil that wears thin.

Your association probably sets the color

Townhouse rows here nearly always have a governing association with a set exterior palette, and the party wall means the deck reads as part of a row rather than a private object. Stain color, rail color and screen color are often specified.

We confirm what your association allows before we quote a color, not after, and we send the certificate of insurance naming the association where they want it on file.

Where a whole row wants their decks done, doing them together is cheaper per unit and it is the only way the shared screens between them end up matching.

Road film off Leesburg Pike and Chain Bridge Road

Brick townhouse fronts along the Tysons corridor pick up road film faster than anything further out in the county, and the horizontal surfaces catch more of it than the walls do. Brake dust, tyre rubber and exhaust residue build into a gray deposit that rain does not rinse away.

On a rail top or a deck floor that film sits between the wood and whatever you put on it, and stain will not bond through it. Near Route 7 and Chain Bridge Road our wash uses a detergent rather than plain water, and the rails get as much attention as the floor.

Ipe, Cumaru and the retrofitted boards

A fair number of Tysons townhouse owners replaced tired pine with Brazilian hardwood, partly because the deck is small enough that the material cost was manageable. Ipe and Cumaru are dense and oily and reject any film-forming product, which is why the ones stained with an ordinary deck product are flaking now.

Those want a strip, a brighten, proper drying, then a hardwood penetrating oil applied thin with the excess wiped back. Oil left standing on Ipe stays tacky for months and collects every bit of road film going. Under the shade these decks sit in, the refresh interval is shorter than the label suggests.

Getting it looked at
