Wood Rot on Trim and Siding, and the Price of Waiting

Rot is not an event. It is a slow process that begins somewhere you cannot see, and the paint failing on the outside is usually the last chapter rather than the first.

What rot actually is

Wood rot is a fungus digesting the cellulose in the wood. Like anything alive it needs specific conditions, and it needs all of them at once: a food source, oxygen, a temperature range, and moisture.

You cannot remove the food, the oxygen or the temperature from the side of your house. Moisture is the only variable you control, which is why every genuine solution to rot is really a solution to water.

The threshold matters. Wood fungi generally need a moisture content above roughly 20 percent to become active. Wood in a dry, ventilated location sits well below that indefinitely. Wood that stays damp – even damp only after each rain, even damp only on one edge – crosses the line and stays there.

This explains something homeowners find confusing. Rot is not a function of age. A 1955 house with good drainage can have original trim in fine shape, while a 2005 house with a downspout dumping against the corner can have a rotten trim board at twenty years old.

Finding it early

The test costs nothing. Take a flathead screwdriver around the house on a dry day.

Press the tip firmly into the suspect spots listed above. Sound wood pushes back and the tip barely dents it. Rotten wood lets the tip sink in, sometimes a half inch, often with a soft crumbly resistance. If the wood is wet inside on a dry day, that is a problem regardless of hardness.

Look for the visual signs too: paint bubbling or blistering in the same place repeatedly, dark staining that does not wash off, hairline cracks radiating from a joint, a sill with a low spot that holds water, a fascia board with a wavy edge, and any cracked or missing caulk at a joint.

Tap suspect boards with the screwdriver handle. Sound wood rings. Rot thuds.

Do this once a year, ideally in the fall. Ten minutes a year finds problems while they are still a board rather than a wall.

Where it starts on a Virginia house

Rot appears in predictable places, because water collects in predictable places. Walk your house and look at these first.

  • The bottom ends of vertical trim – corner boards and door casing, especially where they meet a porch deck or the ground
  • Window sills – the horizontal surface that holds water, and the ends of the sill where it meets the casing
  • Mitered corners on trim – joints open as wood moves seasonally, and open joints wick water directly into end grain
  • The bottom edge of siding boards – particularly the lowest course near grade
  • Fascia behind gutters – clogged or backed-up gutters put standing water against the board all season
  • Where a deck ledger meets the house – and the rim joist behind it
  • Under and around windows – failed caulk or failed flashing lets water into the wall
  • Garage door jambs – constant splash from the driveway
  • Porch columns at the base – where the column sits on a wet surface

Notice the pattern. Rot begins at end grain and at horizontal surfaces. Wood absorbs water through cut ends dozens of times faster than through its face, which is why a joint or a board end is always the entry point.

Why painting over rot always fails

This is worth stating plainly because it is the most common mistake made on Northern Virginia houses.

Paint is a coating, not a structural material. It does not restore strength to wood that has been eaten by fungus, and it does not stop a fungus that is already established inside a board. Worse, a coat of paint on damp rotten wood seals moisture in. The film reduces the wood’s ability to dry outward, so the interior of the board stays wet and the fungus continues working through a season when it might otherwise have paused.

The visible result is the paint failing again in the same spot within a year or two, which is the classic tell. Any place that peels repeatedly after multiple repaints is a place where water is getting in and the underlying cause was never addressed.

Caulk over rot is the same story. Caulk is for sealing joints between sound materials. Packed into a soft, punky board it holds water against the wood and hides the problem from view.

Wood filler and epoxy have a legitimate place – small localized damage in an otherwise sound board, or an ornate detail worth preserving. They are not a treatment for a board that is failing along its length.

What ignoring it actually costs

Here is the progression, which we have watched play out on a lot of houses.

Year one. A trim board end is soft. Replacement is one board, an hour or two of carpentry, a bit of primer and paint. Small, cheap, done.

Year two or three. The rot has spread along the board and into the adjacent piece. Now it is two or three boards and the flashing detail that let the water in needs correcting. Still a manageable repair.

Year four or five. Water has been running behind the trim for years. It reaches the sheathing. Sheathing is not painted and not visible, and it can be soaked for a long time before anyone knows. Now the repair means opening the wall.

Beyond that. Water reaches the framing – a stud, a rim joist, a sill plate, the header over a window. Now you are into structural repair, potentially with insulation replacement and interior drywall work. The bill is an order of magnitude larger than the board you could have replaced in year one.

And there are secondary costs. Carpenter ants and termites are drawn to moist, softened wood – they do not create the moisture problem, they move into it. Wet wall cavities grow mold. Water that reaches an interior wall damages drywall, flooring and finishes.

There is also a real cost at sale. A home inspector will find soft trim and a soft sill in ten minutes, and the buyer’s response is rarely proportional to the actual repair.

How rot should be repaired

Doing it properly is not complicated, but each step matters.

Cut out all of the affected wood, past the visible damage into sound material. Rot spreads further than it looks, and leaving compromised wood behind means doing the job twice.

Find the water source and fix it. This is the step that gets skipped. A new board in the same wet location rots too. The source is usually a failed caulk joint, missing or reversed flashing, a gutter problem, a downspout discharging against the house, grade or mulch built up above the siding line, or a shrub holding a wall permanently damp.

Replace with appropriate material. New wood should be primed on all six sides before installation, including the cut ends, because end grain is where water enters. In high-exposure locations – sills, bottom trim near grade, porch details – PVC trim or a composite is often the better long-term choice, since it cannot rot at all.

Seal the joints properly with a quality exterior caulk, and leave the gaps that are meant to be there. Not every seam should be sealed. The bottom edge of siding, for instance, needs to be able to drain and breathe.

Then prime and paint. Paint is the last step, not the repair.

Preventing the next one

Prevention is almost entirely about water management, and most of it is free.

Keep gutters clean, twice a year in a neighborhood with mature trees. A clogged gutter overflows behind the fascia, which is why fascia rot and full gutters go together so reliably.

Get downspouts discharging away from the foundation. A downspout dumping at the corner of the house is responsible for more siding and trim failure than any product on the market.

Keep mulch and soil below the bottom edge of the siding, with several inches of clearance. Wood in contact with damp soil will rot no matter what is painted on it.

Trim shrubs and branches back off the walls. Plants held against siding keep it damp and block the airflow that would dry it.

Re-caulk joints as soon as they open. This is the highest-value hour of maintenance available on a house. A caulk joint that has cracked is an open door for water, and closing it costs the price of a tube.

And keep the paint film intact. A sound coat of paint is a moisture barrier. Repainting on schedule, before the film cracks and lets water into the wood, is the cheapest rot prevention there is – which is the real argument for not stretching an exterior repaint two extra years.
